I have to pay my rent if house is in short sale?

Posted on: 20th Sep, 2009 10:14 am
Hello,
I live in a house in Florida. Last week I realized my landlord, wich I singned the lease agreement with (BTW ended on May 1st and he never asked me to renewed) is no longer the owner of the property.
according to public records the new owner is a company, which the name is "PEREZ REAL LLC TRS". , what LLC TRS means?.

Other think that I realized the original owner stoped to cash my rent checks since the house is under "PEREZ REAL LLC TRS"

No body tell me a word of all that is hapening. I actually realized becaused I found the property on a Short sale ad.

What I should do??. I should put stop payment to my checks and stop pay my rent to someone which is not the actual onwner???

I am very concerned about this situation!!!

Thanks in advance fo your help!.
You need call yoru orginal land lard and discuss the details and come to a legal agreemnt

Legally if you singed the lease agreement you are liable to pay the rent

better search a new house to live. otherwise you need to finanlize rental deed with the new house owner. Do not make any payment to Ex Owner.

I am not sure thats correct

Better option is get hold of the older land lard and clarify this before moving out of the house

Why should I pay rent on a property that belong to another person???.
Why the original owner did not contact me to put me aware of the situtation????

That's a valid question

Remember you singed the lease agreement and agreed to pay the rent

Just to keep your self safe call yoru original land laord and if you want you cna also call the new owner and clarify the things

Yes, that was my first instinct, to call the landlord, but why if they are playing an unfair game??. For instance I heard that some brokers paid tenants to leave in foreclousure houses to protect it from vandalism.....

This people is using me ???

Thats again fair what you are asking

You need to ask your self, who you are and what you want to do?

So call teh new owner and find out what are your options

May be you can negotiate a lower rent with the new owner

Hi Floridian!

Welcome to forums!

It is true that your landlord should have informed you about the pending short sale on the property. I would suggest you to contact the lender and if possible make direct payments to the lender. Also, you should try searching for other property which you can rent in the future.

Feel free to ask if you've further queries.

I amnto sure by payign the lender directly our poster would gain anythign
