House built a little at a time. No heating system has ever been installed. Bought a new furnace but never installed. It is still in the box. Is it personal property or must it stay with the house?

As far as I can understand, as the heating system is still not installed in the property, it will be considered as your personal property. Once it is attached to the property, it will be considered as a part of your property.

Adonis is correct. Personal property will become Real property once "affixed" to the property in some way. Once the heater was installed, it would become real property. It is your property at the moment, laying in the box. FYI when selling a home, you can put in the contract that some of the real fixtures you would wish to take with you. The other party would also have to agree to the contract.
