Bad Desicion

My boyfriend and I made the desicion to purchase a home last fall for 97,500, and we were able to take advantage of the new homebuyer tax credit...unfortunently as some things go, the relationship has not worked out how we wanted it to..So I realize this is going to be an awful predicament and just terrible to get out of..We both have very good credit so that is not an issue, but I was hoping to get some advice on a possible way out (if there is any) Thank you very much for the advice.
The best advice I can give is - NEVER NEVER NEVER buy a home with someone you aren't married to. It's a harder mess to get out of when things don't work out than if you were married. You need to sell the house, divide the proeeds, and go your own merry ways. Meanwhile, if you value your good credit, make sure that you continue to pay all your bills ON TIME!!!

if you have a good credit and pay the mortgage on your loan, then you can ask your boyfriend to sign a quit claim deed in your favor and get the property transferred in your name. as far as the loan is concerned, you'll have to refinance it in your name. however, as far as i know, you may have to pay the tax credit that you've received as first time homebuyers.
