my ex has not given me a quick claim deed from our divorce 9 years ago. we combined a first and second with a new loan 2 years after in 2003 which he has been paying he wanted this loan. it paid off my responsibility for the second. if i get the quick claim deed can he force me to take over that loan or refinance it in just my name? he never got the divorce amended like he promised. a lot of broken promises from him. do not trust him. can i get my name off the loan? i have had a lot of family issues in these nine years so i did not push this. i am now. i am desperate this is my childrens inheritance.

If your name is on the loan that was taken in 2003, then you are still responsible for the mortgage payments. As your ex is paying the dues, the lender is not suing you for the debts. If your ex quitclaims the property to you and stops paying the dues, then you will have to clear it. If you don't, then the lender may foreclose the property. Moreover, with the change in ownership, the lender will also want you to refinance the loan.
