the bank authorities are absolutely correct. they won't violate the guidelines issued by fannie mae and freddie mac. thus, it will be impossible for you to get a mortgage refinance.

As far as I can tell the original poster has not yet found a solution. Doesn't seem to be harmful to offer to help.

For the first "Guest" who was critical of Alcova's efforts to help:

Please have something concrete that is beneficial to the discussion at hand; criticism of another's effort isn't much of a help to any of us.

For Alcova...I don't think you were out of line; the original post came in February; you're new around here, obviously; and responding a few months later isn't a bad thing at all, particularly since, as you noted, it's not clear that the original request had been responded to favorably.

Don't let naysayers discourage you from adding your two cents. If there's anything of benefit you can add, it might just help someone completely different who's simply monitoring posts.

Belatedly, I took note of the fact that Emnicolaus hasn't been back since that original post - at least not actively.

Maybe he/she found a solution after all.
