You should immediately write a hardship letter to your lender and inform him about your financial situation so that he is convinced and offers you a loan modification.

If you are shorting selling your home and it goes to a new buyer then you are bound by your contract. However, I think you mean for sale date or auction date where the lender tries to sell the house to the highest bidder... Usually you have to contact your lender and say you want to keep the home and you want to try to apply for a loan modification they may post pone the sale, there is a certain time frame for you to do this before the house is sold. Know your options and do some homework... Check out blogs, government websites etc... do not take all answers without researching if they are right or not.
