can you remove a name from a mortgage when the third party is not on the loan.

Your question is quite unclear. I did not understand what you exactly wanted to mean by "third party is not on the loan". However, I would like to inform you that in order to remove a person from the mortgage, the other co-borrower will have to refinance the loan in his/her name.

Refinance loan to another person to remove your name from loan. I also can't understand what you mean by " third party is not on the loan".
