It depends on how eager the lender is to do a deed in lieu on your property. But a deed in lieu does not involve the element of uncertainty that a full foreclosure has, wherein the borrower does not know when he will get the notice and will be evicted. In a deed in lieu, generally, both the lender and the borrower agree on a date to vacate the property completely.
