if you can't pay your loan to the timeshare folk, then they are giving you this option, as opposed to them outright foreclosing. the deal is probably worth the trouble - it will save you excess fees, for example; and you'll not have to deal with the mortgage, those folk or the timeshare itself ever again. they'll just sell it to someone else.
