i want to do a deed in lieu of foreclosure, how is this done and how long does this take to get it done.

If you want to apply for a deed in lieu, you need to contact your lender. You'll have to write a hardship letter stating why you need a deed in lieu of foreclosure. The lender will go through the letter and will judge your financial situation. He will let you know whether or not your request will be accepted. As far as I know, a deed in lieu will take at least 90 days to complete.
