Hi,
I bought a home I am the only person living in the home and I am the only financial person responsible. My mom (when I bought home) is my co-borrower and is on my title. She has never lived here and has not had any financial respon.
I want to do the Loan Modification because I am WAY OVER QUALIFIED to recieve this program however I am afraid they will add my mom financials into this and she has 2 properties, a substantial social security and a few stocks.
Will I be able to qualify on my own.

Hi dkp,
It will depend upon the lender whether he would accept your request for loan modification or not. You will have to write a hardship letter to the lender and convince him about your hardship. If he is convinced, then you can get a loan modification.

i dont thing so your mom name will be add. so if your mind has some doubt then you can remove her name by refinance or quitclaim .
i thing this is better idea. or try to take advoice from any expert person.
