Ok so here's my dilemma: I am attempting to purchase a warehouse near downtown LA and turn it into a live/work place. The structure is a 5000sqft brick building that looks like a warehouse but the area it is located in has been rezoned to residential. So when I attempt to get a residential loan the appraiser says it's not a home. When I attempted to get a commercial loan the bank says it's zoned residential. We have tried 203k and their are no comparables because it is so unique. I've tried BiG BANKS and small banks and we are running out of time. Without comps it will be difficult to find a lender who will do the loan.
