QuitClaim Deeds

if i(plantiff) have a divorce decree stating the property of a home was to go to the defendant when the divorce was final and i never filed a quit claim deed back then; can i file one now and back date it? or if i file now, can i remove myself from any responsibility on the mortgage or property from when the divorce was finalized back in 2008 if i have the divorce decree in hand stating the defendant was supposed to take ownership back then?

welcome to forums!

you can file a quitclaim deed now but you won't be able to back date it. the person to whom you're quitclaiming the property will have to refinance the mortgage in order to release you from the liability of paying off the loan.
