My mom purchased a house as a single parent in 1970. All 2 of us kids grew up and left home. She married and added husband to deed/mortgage. She is now sick and the 2 kids want to make sure house is left to kids. What do we kids do now?

I feel you should consult with your mother and her new husband. If they quitclaim you to then the property will be yours. But if only your mother quitclaims then you will get her share of the property but you cannot get the other half of the property which is now belongs to her new spouse.

i am in agreement with niicss. you need to discuss this with your mom and her husband.
A transfer contingent upon death is stated in a will. Your mother should prepare a will giving her children her share of the property.
Keep in mind, she only has half because she already transferred half to the husband.
