Proprety Abandonment in Wisconsin

my father left my mother 5 years ago and she has solely maintained the property and debt attached to it; taxes, maintenance, home equity loan. is there a way she can remove his name from the deed and take over sole ownership of the property without his invovlement. we do not know where my father is, nor how to contact him. they were not legally married, but have the same last name and joint ownership. my father is not living in wisconsin. there is also a warrant out for unpaid child support. would this increase her chances of gaining the property?
she is looking to sell the property (hopefully to me) but we wanted to settle the situation about my dad to prevent problems in the future.

Hi ladydemonsia,

Your father will have to sign a quitclaim deed in your mother's name in order to remove his name from the property deed. Otherwise, I don't think it will be possible for your mother to remove his name from the deed. However, as you do not know the contact details of your father, I would suggest you to contact an attorney and take his suggestions in this regard.
