Terminally ill property owner

my father bought a home and i live in it. paying all bills. he is terminally ill and i am concerned on what i need to cover so i dont lose the home from family or bank. wht steps can i take... thank you
Hi Cooleie,

Welcome to the forum.

I think you are paying for your father's bills, is it? but are you on the loan with your father? If you are behind on payments or if you think you won't be able to afford the payments anymore, then consider taking a reverse mortgage in your father's name and paying off the existing debt. That is, the loan has to be refinanced into a reverse mortgage. But prior to doing it, take a look at how a reverse mortgage works .

Hope this helps...

God bless you.

i am in a situation where my mom and dad left a will that the land be split between me, my brother, and sister. my mom passed away in 2003 and my dad passed away in 2004. my brother got a quit claim deed done for the land and got me to sign 5 days after my dad died. we have a chicken farm, but it's not listed on the deed, just the land is. i am suing my brother because he told me to sign the deed so he could run the farm. now, 4 years later i am finding out about all of this. in nov of last year, i went to him about my part of my land and he told me, what land? im very angry at my brother and sister. they have been splitting the money between each other from the farm and i have not received anything. do i have a chance?

Welcome Jane,

Do you wish to quitclaim estate property into a trust? if that is so, then a quitclaim deed can be used here. But can you give some more details so that I can be more specific in my suggestion.

CAN I QUIT CLAIM A PROPERTY WHERE THERE WAS NO WILL BUT THE OWNER HAD KIDS?

Hi Guest,

Welcome to the forum.

You grandmother passed away without a will .... right? So you cannot quitclaim it to anyone as you are not the owner of the property. Only the owner of the property can quitclaim the property to someone.

As your grandmother has passed away without a will the property will be distributed among the heirs according to the intestacy laws in your state. Check out how property distribution occurs if someone dies without a will at http://www.mortgagefit.com/propertytransfer/nowill-probate.html

Hope this helps.

Feel free to ask if you have any further questions.

Best of luck,
Larry
