My former life partner and I purchased a house together in Arizona. We have paid exactly half for all that has been incurred as far as the mortgage, home owners insurance, home owners association etc... Both of our names are on the title, only hers is on the mortgage. Our relationship has disbanded on friendly terms and we both want to walk away with our fair entitlements. She has decided she wants to keep the house and I am moving out of state. I have also completed value enhancing projects on the house. I have estimated spending about $20,000 each on everything since moving in. What is fair to of me to ask for in exchange for a quitclaim deed?

It's completely up to you, what amount you ask from her in exchange for a quitclaim deed. First, make a list of the expenses you have incurred on the house so far, and also take into consideration the the present value of the house and what the total of all those expenses approximately amounts to, under current evaluation.
