im a sigle man and have property with a single female both listed on our deed as the same if one of us dies will either of our children be able to claim the property from whonever survies ? she has two adult children and i have two adult children from previous marriage.

In this case, you can prepare a transfer on death deed or a beneficiary deed which allows you to nominate your children or whoever you want, in the deed, who will inherit the ownership of the property as desired by you. The beneficiary needs to produce a death certificate and file an affidavit in the recorder's office after the death of the present owner to become the legal owner of the property. If there are more than one beneficiary for the title, everyone of them is entitled to an equal and undivided right to the property. The original owner also reserves the right to change the names of the beneficiaries in the deed, if he/she wishes to do so.
