hello,
my father quitclaimed property to me, my mother and brother. i want to know, since we haven't had the chance to refinance the loan yet, if the property tax bill will be mailed with our names on it or my father's?
since he quitclaimed, does this mean that our names will appear in the property's title?

Since your father quitclaimed the property to you, your mother and brother, he is no longer the legal owner of the property. Has the deed been properly notarized and recorded with the county recorder's office? If yes, then your names should appear on the property title and the property tax bill should be mailed with you, your mother and brother's names on it.
