father died first, mother since passed away. mom left the house to me. it was cleared through probate. do i need a quick claim deed
Hi Lynn,
The property has gone through probate and there's no need for a quitclaim deed. Has the property title been given to you after probate? If you have the title, you are the legal owner of the property. Moreover, a quitclaim deed is not a possibility because to your parents would have to sign the deed as grantors to transfer the title to you. It is clearly impossible as your parents are now deceased. However, as I said, if the property has been given to you through the probate, you will not need any quit claim deed.
