want to buy a mobile in a park, owner financed

The owners mother died a year ago suddenly and left no will.
Brother and sister are both on disability and it never went thru probate. They have only 60 days to sell or a lien will be put oni it. They don't want to go thru a sale where it will be reported or they will lose thier disability. It is only $25,000 and is considered personal property in ca. How can title be put in thier names fast so they can sell it to me? They will be carrying the loan.

The property is still in the name of the owner's mother. Since she has left no will for the property, the owner will have to file an affidavit of heirship with the probate court. However, I'm not sure if the same process applies to this home, because this is not a real estate property, but is considered as a personal property. If it's a mobile home and considered as a personal property, I think the owner can contact the local office of the DMV and check out if he can get the title in his name. He will have to provide them with his mother's death certificate and other necessary documents in support of his claim to the property.
