Lender requested spouse to sign "quit claim deed" on closing

Posted on: 05th Feb, 2010 05:04 pm
hey there, my husband and i are buying a house in ca, and since his credit score is higher, we decided to use his name to apply for loan. now the lender asked me to sign a quit claim deed before the house closing. they are saying the second day my husband can reverse that deed to put me back on the title. i've put quite some money in the down payment. i wonder if there is any impact in future if i signed the quit claim deed and he reverse it. or it's a common practice that i don't need to worry about it.

the house is closing soon. your help appreciated!
Hi rrrrui,

If you sign a quit claim deed in your husband's favor, you won't remain the owner of the property. However, after the closing, if your husband adds you back to the property deed, then you would once again become the owner of the property.
