Quitclaim

I sold some proerty to my sister in Wash St in 2002 and signed over the land on a quitclaim deed with a side promisary note to agree to purchase. My sister has stopped making payments 6 months ago and we have found out she hasnt paid this years taxes or utilities which are still in my name. She wont return our calls and checking with the local court house she never filed the deeds. How do I reclaim the property before I pay back taxes and bills and ensure she doesn't file deeds later?

If she stopped to making payment while you name still mentioned on property deed then, You have to cancel this promissory note by consulting with your sister & your attorney. Reclaim property & make all pending payments.
