i have power of attorney for my elderly aunt who is in an assisted living home. i am also the executor of her will, she does have a home that will need to be sold to be divided amongst her children and myself. since the value of the home is low now, would i be able to have her sign a quit claim deed and transfer the property to me so i can hold it til the property value goes up? does a quit claim deed need to be signed in a certain time span before her death?
