parents both desesed

Good Morning
My question is how do i tranfer my parents home into my name my both parents died with out a will my dad was sick for a long time and had a court appointed guardian whos name was placed on the deed now that they are both gone and i am the only child how do i transfer the deed into my name from both estates i am the adminstrator for both estated in new york and the property is in P.a i currently live in the home which is 7 years old with a mortage that i pay and i had to let my personal home go into fourclosure in order to pay the mortage on my parents home what do i need to do my credit is shot and this mortage is high also will i have to pay transfer taxes to do this.
