In my divorce, I was awarded the house and property. When I remarried, my ex-wife agreed to take over the property and all the payments. I have tried for almost 6 years to get my name off of the deed to my house after my divorce and USDA keeps telling me that she has to be current on her payments for 6 months in a row before I can do anything, and she has not been able to do that, so, I have had my income tax returns deducted for her missed payments for the last 6 years! I am desperate to get my name off and let her have the property all to herself!!

you can sign a quitclaim deed in your ex-wife's favor in order to remove your name from the property deed. however, as far as the mortgage is concerned, she will have to refinance the loan. in order to refinance, she will have to be current on her mortgage payments. unless, she is current, she won't be able to refinance the loan.
