i am legally separated with an uncontested divorce filed. the loan on my house is in my name; however, i added my husband to the title during a refinance 6 years ago. he doesn't want the house and has agreed to sign a quite claim deed to remove his name from the title.
how will this affect my mortgage - if at all, and will i need to notify the mortgage company even if he isn't attached to the loan?

As your husband's name is not mentioned on the property deed, you won't have to inform the lender about anything. Moreover, you won't have the refinance the loan even as the mortgage is already in your name.
