my father left a will and a living trust, leaving me with everything. i recently tried to refinance the property but the banks said that the grant deed was under my dads name still and his evil ex wife. not sure what to do beause she still lives. does this mean she is the legal owner, even though when they divorced many years ago she did not get to keep this home in their settlement? what should i do to get this resolved, very concerned.

You can file an affidavit of heirship and get your father's share of the property transferred in your name. As far as the ex-wife is concerned, you should negotiate with her so that she signs a quitclaim deed and transfers her share of the property to you.
