my father passed with no will. he was single had no other children, and i was the administrator of the estate. i am trying to assume his mortgage, which i have been paying for the last couple years. the bank requires a warranty or quit claim deed (from my father to me) to be filed in order to process the assumption request. how do i do this? the forms for those deeds that i found online and at office supply stores do not seem meant for deceased people.

You will have to file an affidavit of heirship at the county recorder's office and get the property transferred in your name. Once the property is transferred in your name, then you'll be able to assume the mortgage.
