Transferring real estate before going bankrupt

Hi
Lets say person A does not have yet problems from any debth collector , nor any problems with a court action against him.

Lets say person A might in his mind be thinking that there migt be in the future somebody trying to sue for a large amount of money.
The property owner lives out of the country and the problems might arise in his home country in Europe.
Therefore he is worried , that a certain European state might come after him and try to collect his property in the US.

Can he legaly at this time sign his property over to his children.
The property is free and clear.
There are now days debth collectors international obperating.
Can the take that property away from his children that are legal citizen?

He wants to have a laywer make out a gift deed an outright gift , sign it in front of a notary public and than keep the deed in his bedroom drawer.
After the situation might arise ( hopefully it does not )and he might get those problems he than would record those deeds?

Please only answer if you have knowledge of this.
Hi Killi,

Lenders from other countries won't be able to come after the person residing in some other country to recover the dues. The lender will have to get a judgment against the defaulter from the country where he is living. If the person wants, he can transfer the property to his heirs.
