quick claim deed

My wife and I are getting divorced and selling our main home but we have 4 rental properties that she does not want to be a part and has agreed to my taking control of them. Will a quick claim deed be all that is needed in this situation eventhough I was the main buyer and shee the co buyer???

I guess there are mortgages on the rental property. In such a situation, you will have to ask your wife to sign a quitclaim deed and transfer the property to you. If the properties are free and clear, then she can use a warranty deed in order to transfer the property to you.
