rights of survivorship

my question is in the state of arkansas in 1996 my motherinlaw sold me farmland in contract for deed on 20 year term. in the contract she gave my husband, herself and her brother each life estates as part of the contract. the contract also stated that "in the event all three life estate holders demise before the twenty year contract period is over, then the property would go to me free and clear with good and merchantible title in buyer" , myself. motherinlaw requested i sign a quitclaim deed to secure her getting mortgage at bank. later my husband and i seperated and filed for divorce. they had put property in trust for husbands adult children from former marriage. all of the life estate holders are now deceased . the property has already been transferred to kids by trustee of trust and claim i have no interest in property.the quitclaim was not intended to release any survivorship rights i had in contract. please help. thank you , oh the property is worth about two million and i have nothing.

As the property has been already transferred to the kids, then you won't be able to claim any rights to that property. Nevertheless, you should contact your real estate attorney and take his suggestions in this matter. He or she will be able to guide you in this matter.
