If I want my daughter to have the rights to sell or buy my house upon my death, can I give her that through a quitclaim deed. There is still a mortgage on the house.

You can use a quitclaim deed in order to transfer the property to your daughter. After you transfer the property, your daughter can refinance the mortgage in her name. Thus, after your death, she can sell off the property if she wishes to do so.

guest, if you simply want to ensure that your daughter has the right to dispose of your home after your death, the best way to handle that is through a will. contact a local attorney who can assist you in drawing up a will that will represent your desires as far as the home is concerned.
a quit claim deed at this point would give your daughter the authority to do whatever her will is at this time. you didn't ask for that, and that leads me to believe that it's not what you want now.
