my husband bought us a retirement home, then had me sign a quit claim deed. He then refinanced the loan and asked me to sign another one.

i did not sign a new quit claim deed. does the prior one stay in affect regardless?

If the prior quitclaim deed has been filed and recorded at the county recorder's office, then that deed will be considered as valid.

PRS, you said your husband bought the home - does that mean you were not an owner? If so, then your quit claim deed wasn't particularly meaningful. If, on the other hand, you were both involved in the purchase and bought the home jointly, then your signature on the QC deed would seem to be done for the purpose of your relinquishing your ownership rights.

A second deed would seem to be nothing but overkill, unless he lost the first one.
