The one and only Trustee of a Trust just passed away. As executor of her estate, how do I go about transferring ownership of her home to a beneficiary named in her will? After going through the LA County Registrar website, I think I will need these documents:
- Grant Deed Change Form
- Preliminary Change of Ownership
- Death Certificate
Please let me know if these are inclusive of everything I need. If so, who should be named the "grantor" on the Grant Deed form?

Welcome wfonghome,
The will needs to be probated and for that you need to contact a real estate attorney. The real estate attorney will guide you as to what things you will need in order to complete the property transfer.
