property sold twice

quit claim property to me before it was forclosed paid $ 15,000 in back payment to take it out of forclosure, seller signed the quit claim deed and ex tax for recording, bank called letting me know the legal siscription was missing information so i went in to assesors to make corrections, found out yesterday that she sold the property to one of her friends? my deed was recorded first but she hired an atty to represent her, she signed the qcdeed but she could not make it front of the notary just by phone, i took the deed and it was sealed, i need help with this
Deed that is recorded first has priority. Sounds like you are going to need an attorney to sue the seller. You cannot sign a deed over the phone with a notary, must be done in person, which is what a notary is licensed to do.
