complicated deed

property was deeded to eldest grandson - retained life estate - but further complicated the deed by placing statement that should the property ever be sold that the other grandchildren would receive a designated amount of money. each grandchild was listed in the statement. house is beyond repair and sale of the lot would probably not provide enough to meet the designated amount of money for each grandchild. could a quit claim deed from each grandchild be used for something like this ???

This is something you need to clarify with a real estate attorney. He/she will let you know whether or not you'll require quitclaim deeds from all the grandchildren.
