My brother and I invested in my sisters home. She was unable to qualify for a loan so we helped her out 20 years ago. She pays all the bills.
My brother married 15 years ago and has 4 children. The deed is in both of our names. My brother died. Now what?
Parrot, if I read you correctly, the property was owned by you and your now-deceased brother. If you had survivorship rights, then you'll be the sole owner at this point.

Now, of course, if his will has any reference to the property and distribution of his ownership, then that's got to be dealt with.

It'd be a wonderful thing for you to transfer the title over to your sister inasmuch as she's been responsible for the payments all these years.

I'd hope, frankly, that if his survivors have rights to the property, they'd consider the situation and willingly work with you to see that your sister is provided for.

Check with your attorney to clarify what can be done, what needs to be done, and what situation you're facing at this point.
