my sister is trying to convience my mother and father to take my name off the property deed. can they do this with a lawyer. i am also on the morgage for the property i have made some payments.. please respond need help.[/b]
No one can forcefully remove your name from the property deed unless you sign a deed and transfer the property. If they do so, it will be considered as illegal and you may take legal actions against them.

You are one of the owners of the property. They may transfer their share of the property to your sister but cannot give your share of the property to her.

It would be a very peculiar situation for your parents to quit claim their interest to your sister without your knowledge.

Is there any possibility that the four of you (the Gang of Four??) can sit down and discuss this and try to come to a reasonable solution?

That's by far the better approach than going out and engaging legal counsel that'll drain your collective wallets.
