Quit Claim on property that has a tax lien

i am trying to sell a house that my ex husband and i own together. during a title search i found out he has tax lien. we can apply for a discharge of the lien, but to not have to go through all that trouble with the irs, can he do a quit claim deed so that i have sole ownship of the property? and i can sell the property free from any tax liens.
