I'm in Ca. My brothers and I owned property gifted from our parents. We found tax liens placed on the property by the Ca. FTB. My brothers insisted I remove my name from title so the liens would go away. I went ahead an quit claimed my name from the title. Does this completely take away my interest in the property? Can this be voided due to removing my name to dismiss liens on the property? The liens remained and will be taken when property is sold. Also the liens are there due to my back tax issues. How does this affect the sale of the property?
Hi dck!
Welcome to forums!
A quitclaim deed will remove your name from the property deed. Once your name is removed from the property deed, you won't be considered as the owner of the property. Once you pay off the lien, you can add your name back to the property deed by asking your brothers to sign a new quitclaim deed. If you don't remove the liens from the property, you may not be able to sell off the property.
Feel free to ask if you've further queries.
