quit claim deed

a quit claim deed was used for an easement on my mother's property. she only sold him the rights, not the land itself. i am now the owner of my mother's property. i did not sign the quit claim deed so is this deed binding to me in anyway? it is my understanding that a quit claim deed only affects the parties to the actual quit claim - between my mother the grantor and the grantee.

As far as I know, the deed will be considered as binding on you as your mother, the original owner of the deed, has sold him the rights. To be true enough, you won't have any rights on that property if it has been already sold off. Nevertheless, speaking to a real estate attorney will be a better option in this regard.
