adding spouses name to home

Posted on: 02nd Dec, 2011 05:19 am
Hello,
I live in Osceola county florida, I was married three years ago and would like to add my spouses name to my house that I purchased 5 years ago. This is so that he my participate as a board member for our HOA. The county states that it will cost us filling fees which are reasonable but we also have to pay .007 x half our remaining mortgage, roughly $590.00 just to add my spouses name to house.
Is there any other way to do this without paying so much?
If you add the name of your spouse in your mortgage, it implies that your spouse is equally responsible for paying off the loan. Your lender will necessarily perform a credit check on your spouse. For doing so, your lender have to make some expenses. But whether in your case it would be $590.00, depends upon the discretion of your lender.

hi elena,

the simplest solution is to do a quit claim deed. it is a pretty straight forward form and can be done for a small fee, even without a lawyer.

probably need to go to the county records office in order to make that change, but there might be some issue if he isn't on the mortgage (if you don't own the house outright).
