quit claim with sons

Posted on: 27th Sep, 2008 09:08 pm
i have owned our family home for twenty years and it is completely paid off. now that my sons are adults, i would like to add them to the title. can i do a quit claim from me to myself and my two sons so that we are all three owners of our home?
i should also add that they will each be paying me a nominal amount to own their portion of the house. thanks for any help!

Hi summer!

Welcome to Forums!

Yes, a quitclaim deed will help you to add your sons to the property. As, you are already in the title of the property, I don't think you will need to quitclaim the property in your name. You will have to just add your sons to the deed.

Feel free to ask if you have further queries.

YES, you will need to quit claim to yourself and your two sons - all as grantees. If you don't add your name in as well it would just be a deed from you to your sons and they would own the property.
