A grandmother wants to add her daughter to her mortgage title/deed. There is still a small mortgage on the property. Can she add a name to the title? Will her duaghter be able to quit claim the deed rather than go through probate for the property later? Will the grandmother have to pay additional or higher taxes due to the addition on the deed because the daughter does not live with her? Are these chages costly? Can you e-mail me regarding same with approximate costs?

Though there is a mortgage on the property, the grandmother will be able to add her daughter to the property. However, it would be better if she could inform the lender about this property transfer. In case of the death of the grandmother, the daughter can submit her death certificate in the county recorder's office and transfer the property in her name. I don't think the grandmother will have to pay any extra taxes because the daughter does not live in the house.
