What type of deed should be used if a friend wants to add our names on title. She does not want her home to transfer to any of her family members when she dies. She owns the property free and clear in California.

Adding your mother to the title will not be a problem. You need to sign a quit claim deed where you would sign as the grantor transferring your property-interest to both you and your mother as the grantees. Get the deed notarized and recorded with county recorders office.
You need to pay certain taxes like doc stamp taxes, transfer taxes etc. These taxes very from one state to another. Thus, you can visit the recorders office and enquire them of the taxes.
