How do I transfer deed from expired mother to me her daughter & administrator of her estate?...My mother passed away a couple of years ago without a will. I am the administrator of her estate. My sister is living in my mothers house. I've paid the house off. My sister will continue to live there with her family free of any rent. I just want to have the house in my name. What do I need to do? Just confused with all this lingo.

There are two options which can help you out of this situation. As your mother has passed away, you can file an Affidavit of Heirship at the County Recorder's Office. This will help you in getting the property in your name.
There is another option called intestate succession which can also help your cause. Through this succession process, the administrator who is chosen by the court has jurisdiction over the property of the deceased.
