Remove name from deed

A home was deeded in husband and wife name. The wife had the house refinanced in her name only and later passed away. The husband has been unable to purchase another home because an Affidavit of Heirship was sent to the Registrar's office adding his name to the deed. How can the husband have his name removed from the deed as the mortage lienholder would not discuss the loan or allow him to stay in the home since he was not on the loan?

The husband can transfer the property to someone else who can refinance the loan in his/her name. This will help the husband remove his name from the property deed.

The husband can negotiate with the lender so that he can assume the loan. If the lender agrees to it, then he will be able to retain the property and get the mortgage transferred in his name.
