my mom died and left my brother and me the house we grew up in. while i was out of the country, he signed with a discount reality group for six months to sell the house at an incredibly high sale price. i disagreed with this, as his decisions are untrustworthy and irresponsible. i made my brother cancel his arrangement. he also signed a quit claim deed which leaves the house only in my name currently. i went ahead with my plans to sign the house up for an auction, which will be underway in a couple of weeks. i called the discount reality group to have them come pick up their lock box and sign. when i spoke with the realtor, she said my brother had to come in and sign a release form. knowing my brother, i know it's a safe bet that anything that he is asked to do, he won't do. i am wondering if his name is no longer on the deed to the house, does he really have to go sign the release form? can i proceed as intended?

You must have documents related to the cancellation of the agreement with the discount reality group. You can show it to your lender along with the quitclaim deed which states that you are the sole owner of the property. I think after going through the documents, the lender will not insist for a release certificate from your brother.
