can a bill of sale of a mobile home trailer be enough if the seller never produces a title?

I have a notorized bill of sale for a single wide trailer and the seller seems to be reluctant to produce the title. She has moved out and i will start upgrades in it soon. Im using the home as a rental property and will need the tax bill and other thing to come to me. For that to happen i need the home in my name for states purposes. Please help.

I think that a bill of sale of a mobile home trailer will be enough but it would be better if you could consult with a lawyer. He/She can tell you what will be your course of action. May be he/she will be able to recover the title from her as well.

Hi Shay Larsen!

As far as I know, property can be gifted to any other person with the help of a quitclaim deed. It is a proof of you owning the property. You can also use a warranty deed if money exchange is included in it. I think a warranty deed may serve your purpose.
